permitted development rights for agricultural buildings

 

On 6 April 2018 Class Q of the General Permitted Development Order for the conversion of agricultural buildings to residential were updated to the following:

- up to 3 larger homes within a maximum of 465sqm or

- up to 5 smaller homes each no larger than 100sqm or

- a mix of both, with no more than 5 homes, no more than 3 of which can be larger homes

 

These changes provide a considerable increase on the developable area, which, depending on the combination of smaller and larger dwellings, can now produce a maximum of 865sqm of residential space,  Furthermore, agricultural units that have already converted buildings under the old Class Q can now add further conversions to meet the new Class Q. 

 

Example 1: 3 large houses (155sqm each) and 2 smaller houses (100sqm each) = 665sqm

Example 2:  2 large houses (232sqm each) and 3 smaller houses (100sqm each) = 756sqm

Example 3:  1 large house (465sqm) and 4 smaller houses (100sqm each) = 865smq

 

Class R continues to permit the conversion of agricultural buildings of up 500sqm of flexible commercial space, and to assist in freeing up older agricultural buildings, permitted development rights for new agricultural buildings is now 1000sqm.
